How can an appointment be arranged to view a suite?

Are pets allowed?

We do not have any pet friendly units.

How do I secure a suite I want to rent?

You will be required to fill out a rental application. Once the completed application has been returned and the information verified we will contact you if the application is approved.

How long will it take to be approved?

Most of the time it is contacting references that takes the longest amount of time. We recommend the people that you put on the application are readily available to answer any questions and that they may expect a call. It could take up to a week before we get back to you regarding your application.

When is rent due?

At a minimum we require applicants to pay their full rent up front and half (or all) of the security deposit. The remainder of the security deposit is to be paid within 60 days of possession. The security deposit is the same as one month’s rent.

How can I make my rent payment?

We accept e-transfers (preferred), postdated cheques and cash. Rent is always due on the 1st of each month.

What other costs am I responsible for?

All tenants are responsible for paying the utilities. This includes power, heat, energy, water, cable, telephone and personal possessions insurance.

How much notice must I give to move out?

You must provide written notice 30 days in advance. We must receive the notice on the first day of the month prior to the month you are vacating.

Is tenant insurance required?

We do require you to carry tenant insurance. Even if an incident is not your fault, you are responsible for replacing and repairing your belongings and damage to the unit you occupy. The landlord’s insurance does not cover losses to your personal property as a result of fire or theft.

Do I have to sign a lease?

Yes, we do require you to sign a lease. The lease term is month to month. All tenants are provided with a copy of the lease and the move-in report.
